Lead qualification in real estate is full of myths. Stuff agents repeat because "that's how it's done." But some of it is just wrong.
Here are 5 myths that keep you chasing the wrong buyers.
Myth 1: "Busy means ready"
A buyer who texts you constantly and wants to see 10 houses this week feels hot. But busy doesn't mean ready.
If they're not pre-approved, don't have reserves, and haven't clarified their budget, they're just window shopping with urgency.
Ready = financial strength + clear timeline + decision capability. Activity ≠ readiness.
Myth 2: "Pre-qualified = pre-approved"
Pre-qualified means a lender asked them some questions and said "yeah, maybe." Pre-approved means they submitted docs, ran credit, and got a real number.
One is a guess. One is underwritten. They are not the same. Don't treat them the same.
Myth 3: "Everyone is a potential buyer"
No. Some people are never going to buy. They're "just looking" forever. They're waiting for the market to crash. They're not serious.
Disqualifying is not rude. It's strategic. If someone scores 25 on readiness and hasn't moved in six months, move on.
Myth 4: "Timeline doesn't matter"
"I want to buy in the next 12–18 months" is not a buyer. That's a prospect. Maybe.
Buyers with timelines beyond 6 months are nurture-only. Don't treat them like they're closing next month.
Myth 5: "You have to stay in touch with everyone"
Staying in touch with 100 low-readiness leads is a recipe for burnout. You end up spreading yourself so thin that you under-serve the ones who are actually ready.
Prioritize. Focus on A-tier buyers. Nurture B-tier. Check in with C-tier quarterly. Or let them go.
Stop believing myths. Start using data.
Qualification doesn't have to be guesswork. Readiness scores, close probability, and priority tiers give you clarity on who to focus on.
