The One Metric That Predicts Who Actually Closes (Hint: It's Not "Hot Lead")

"Hot lead." "Ready to go." "Maybe in a few months." You've tagged buyers like this forever. The problem? Tags are subjective. You tag someone "hot" because they texted you three times this week—not because they have pre-approval, reserves, and a 90-day timeline.

There's one metric that actually predicts who closes: close probability. A number (1–99%) that's calculated from financial, behavioral, and flexibility data—not from who was loudest last week.

What is close probability?

Close probability is the likelihood this buyer will close in the next 90 days. It's derived from the same inputs you already collect: budget, pre-approval, timeline, decision speed, flexibility. Run through a scoring engine, out comes a percentage.

Not a guess. Not a tag. A calculated output. So you can sort your pipeline by it and know who to call first.

Why it beats "hot lead"

Hot lead = "I have a feeling." Close probability = "The data says 78%." One shifts with your mood and recency bias. The other is consistent. When you have 20 buyers and you sort by close probability, you're not playing favorites—you're following the signal.

How to use it

Open your pipeline. Filter or sort by close probability. The 80%+ buyers get your best energy this week. The 20% buyers get nurture or a respectful step back. You stop spreading yourself thin. You close more.

One metric. One question: who's going to close? Close probability is the answer.
