Why "I'm Ready When I Find the Right House" Is a Red Flag (And How to Move Them Forward)
"I'm ready to buy when I find the right house." You've heard it a hundred times. It sounds reasonable. But it's a red flag.
Why? Because "when I find the right one" isn't a timeline. It's a feeling. And feelings don't close. Dates do.
What's really going on
Often it means: I'm not committed to a deadline. I might look for 6 months or 2 years. I might get cold feet. I might be waiting for the "perfect" place that doesn't exist.
That buyer will consume your time without a clear path to close. Your pipeline gets clogged with "ready when I find it" buyers while truly ready ones get less attention.
How to respond
Reframe: "I get it—you want the right fit. To make sure we're both using our time well, when do you ideally want to be in a new home—even if it's a range? Next 3 months? 6 months? 12?"
If they give you a range, you have something to work with. If they refuse or stay vague, they're nurture-only. Don't put them in your A-tier.
Let the score do the work
A readiness score that includes timeline and decision speed will rank them lower. You'll see close probability under 50% and a B or C tier. That's not mean—it's accurate. Use it to focus on buyers with real timelines and to coach this one: "To move you up, we need a target close date."
