Paid Ads for Realtors: When to Use Meta vs Google vs YouTube

Most ad failure is channel mismatch. Meta is not Google. YouTube is not Meta. Each platform wins at a different job.

Meta (Facebook/Instagram)

Best for: listing promotion, local brand, retargeting site visitors, and video proof. Expect higher volume, lower intent per lead. You must qualify fast.

Google Search

Best for: high-intent queries ("homes for sale in [city]," "realtor [neighborhood]"). Expect higher CPC, better conversation quality if landing pages match intent.

YouTube

Best for: long-cycle nurture and authority—market updates, neighborhood tours, process explainers. Pair with retargeting to capture hand-raisers.

Budget rule

Don't scale spend until you can track cost per qualified appointment and cost per signed client by channel. If you only track CPL, you will optimize for garbage leads.
