Open houses generate traffic. The mistake is treating every sign-in as equal. Conversion is won or lost in capture quality, speed of first touch, and a disciplined follow-up timeline.
This guide gives you scripts, text templates, and a day-by-day cadence so visitors become conversations—not cold contacts.
Capture: what to ask at the door
Minimum viable capture: name, mobile, timeline, financing status, and whether they are working with an agent. If you only get email, you lose speed.
Script: "I'm tracking who's serious about this area so I can send the right next homes—not spam. Two quick questions: are you pre-approved or cash, and what's your target move timeline?"
Same-day text (within 2 hours)
Text template: "Hi [Name] — [Your name] from [address] open house. Quick question: was today more about getting a feel for the area, or are you actively making offers in the next 30–60 days? Reply 1 or 2 and I'll send the right list."
Speed matters more than polish. A fast text beats a perfect email tomorrow.
14-day follow-up timeline
Day 0: thank-you + one specific insight about the house or neighborhood. Day 1: 3 listings that fit their stated criteria. Day 3: short market note or off-market angle. Day 7: invite to a second showing or virtual consult. Day 14: binary ask—book a 15-minute call or move to long-term nurture.
If someone is not responsive after two attempts, downgrade to monthly nurture. Do not burn calendar on ghosts.
