Offer Strength: Know If Your Buyer Can Win Before You Write the Contract

Your buyer falls in love with a house. You write an offer. It gets rejected. They're heartbroken. You're frustrated. And you just spent three hours on an offer that was never going to win.

What if you could see that coming?

What is Offer Strength?

Offer Strength is a score (0–100) that tells you how competitive your buyer is on a specific property.

It looks at: • Their financing (cash is strongest, FHA is weakest) • Their price range vs. the listing price • Their contingencies (inspection, appraisal, financing) • Their flexibility (close timeline, rent-back, etc.) • Market conditions (seller's market, buyer's market)

Then it gives you a number: Offer Strength 82 = very competitive. Offer Strength 38 = probably won't win.

Why it matters

Because time is your most valuable asset. Writing losing offers burns time and credibility.

Offer Strength lets you coach the buyer before you write: "This property is competitive. To win, we need to waive inspection or go 10% over ask. Are you comfortable with that?"

If they're not, you move on. If they are, you write a strong offer with eyes open.

How to use it

When your buyer likes a property: 1. Pull up their Offer Strength score for that property 2. If it's 70+: strong chance, write the offer 3. If it's 50–69: marginal, discuss trade-offs (waive contingencies, go higher, faster close) 4. If it's <50: probably won't win, manage expectations or move on

You're not guessing. You're making informed decisions with the buyer.
