You look at a buyer with a readiness score of 58. Okay, they're not ready yet. But why? What do they need to fix?
You could dig through their onboarding data, compare their inputs to what a "ready" buyer looks like, and figure it out yourself.
Or the engine could just tell you.
What are coaching notes?
Coaching notes are automatically generated recommendations based on where a buyer scored low.
Example: Buyer scores 58 overall. • Financial score: 45 (weak) • Behavioral score: 68 (okay) • Flexibility score: 62 (okay)
Coaching notes: • "Improve pre-approval status (currently pre-qualified, aim for fully underwritten)" • "Increase cash reserves (currently 8% of purchase price, target 15%+)" • "Consider conventional financing instead of FHA for stronger offer competitiveness"
You didn't have to figure that out. The engine did.
Why it matters
Because you're not a data analyst. You're an agent. Your job is to coach the buyer, not to reverse-engineer what's holding them back.
Coaching notes give you a script: "Here's what we need to work on to get you ready." Clear, specific, actionable.
How to use them
After a buyer completes onboarding: 1. Check their readiness score 2. If it's <70, open coaching notes 3. Walk through the list with them: "To move you from B-tier to A-tier, we need to..." 4. Set a plan: "Get fully pre-approved by next week, then we'll re-score."
You're coaching with data, not intuition.
