Cash vs Conventional vs FHA: How Financing Type Affects Your Buyer's Offer (And Your Pipeline)

Two buyers want the same house. Same price. One is cash. One is FHA with 3% down. The listing agent and seller don't see them the same way. And they shouldn't.

Financing type isn't just about approval—it's about offer strength. Understanding it helps you set expectations and coach buyers before you write.

Cash

No financing contingency. No appraisal surprise. Fast close. Sellers love it. Cash almost always wins on "strength" when price is close. If your buyer has cash, lead with it.

Conventional

Strong middle ground. Higher down payments (10–20%+) signal seriousness. Appraisal and financing contingencies are normal but manageable. In a competitive market, conventional with a solid down payment and clean terms can compete.

FHA / VA / low down payment

More hoops: appraisal standards, repairs, longer timelines. Sellers often prefer conventional or cash when they have options. That doesn't mean FHA/VA buyers can't win—but they need to know they may need to look at different inventory or offer on less competitive homes.

What to do with this

Coach early: "Your financing type will affect how we compete. On hot listings we may need to be strategic—different price range, or different type of property." And before you write an offer, know the strength: is this buyer 80+ on this house, or 40? An Offer Strength score per property answers that—so you don't waste time on offers that won't win.
